the listing order has been tampered with (such as in the case of older market
sales being removed and then put back on to appear like a new listing) or the
information about foreclosures is misrepresented or misleading. Sometimes, when
foreclosure MLS listings are sold for a fee by a third party, they fail to put
notations on the list, or to remove foreclosed properties that are no longer for
sale either because they’ve been taken off the market or because they have been
bought. Bigger, larger lists look attractive, and they warrant a larger fee, so
often these third parties are not motivated to make the foreclosure listings
accurate. It is better that any foreclosures in

through the correct agencies, like a realtor or real estate agency.
Home lenders and mortgage companies can also be included in a Utah MLS listing.
In this case, home lenders are identified by name and location, and if they
specialize in first-time buyers, low interest rates or whether the closing costs
are included with the mortgage. These kind of specifics are what prospective
buyers like to know about the debt they will be paying off most of their lives.
Most mortgage companies do include the closing fees with the mortgage payment,
so that buyers do not have to make two separate payments, but sometimes there
are loopholes.
Home loans in Utah MLS lists will also have similar information. They will
probably not reveal interest rates, because they can vary from loan to loan, but
they will specify whether or not they work with “less than perfect” credit,
first-time buyers, or whether they are re-financing specialists. Having your
home loan lender and mortgage details figured out by the time you are ready to
buy a home will make the process much smoother.
